Frequently Asked Questions
Are suites available for purchase or lease?
Yes, suites can either be purchased or leased.
If you purchase a condo unit, you own the space (much like a residential condominium, ie you own the interior space, but can't modify the exterior of your building without approval from the board). Each suite is a condo unit and has it's own tax parcel number. (To see the available suites in the development, click here.
What are the sizes of your available suites?
The project was designed with suites as small as 1,200 sqft up to 5,400 sq ft. Available suite sizes are shown on the project brochure. Click here to download. (Adjacent suites can be combined to form larger spaces.)
What is the current purchase price?
Suite 101 is leased and is being sold as an investment property. Click on the link to view the sales price. (Also, watch the video tour of Suite 130.)
(*Remember that pricing is subject to change at any time.)
What are the current lease rates and terms?
Suite 130 is a 1,265 square foot office suite that is ready for immediate occupancy. Click the following link to view our standard 5-year term leasing rates. (Also, watch the video tour of Suite 130.)
*Remember that pricing is subject to change at any time.
I'd like to view the available suites immediately! How can I do so?
We've uploaded walk-through videos so you can see the suites now. (Click here to watch video tours)
What is the property zoned and is my use allowed?
Zoning: This property has a "O-S" (aka "Office/Service") zoning classifications per City of Mesa.
CCRs: Use of the property is also subject to CC&Rs which can be provided for your review.
Is each suite individually metered?
Each suite has it's own electrical meter socket and you will have your own electrical account (and bill). (If you occupy 2 suites, you would have 2 meter sockets.) The water bill will be paid by the condo association and will be included in the Common Area Maintenance (CAM) charges, then divided based on each suites pro-rata square footage.
What are the estimated CAM charges for this development?
The 2008 estimated CAM budget is $2.45 per net square foot
per year. (*This estimate may change at any time based on
actual costs.*)
CAM stands for "Common Area Maintenance" charges.
It's the pro-rata amount charged to each tenant for expenses
to maintain common area (including: exterior buildings, parking
lots, landscaping, etc). They are much like HOA fees in a
residential situation. Costs typically included in the CAMs
are: Landscaping, site lighting, water & sewer fees, property
insurance (on the exterior buildings), pest control, trash
removal, general maintenance, etc.
How does the Condominium Board work?
The Board consists of owners of the condominium units. Voting
is weighted depending on each owner's net square footage owned.
The Board may, from time to time (and subject to the provisions
of the Declaration), adopt, amend and repeal rules and regulations
to be known as the Association Rules.
(The Association Rules
govern and may restrict the use of any area by any Owner or
Occupant and the employees, agents, servants, tenants, family
members, invitees and guests of each Owner and Occupant, provided,
however, that the Association Rules shall not unreasonably
discriminate against among Members and shall not be inconsistent
with the CC&Rs, the Articles and Bylaws. Upon adoption,
the Association Rules shall have the same force and effect
as if they were set forth in and were a part of the CC&Rs.)
Was does the parking ratio mean?
The parking ratio for this development is 6.1 : 1000. That means there are 6.1 parking spaces for every 1,000 square feet of building area. (Example: If you were to lease a 1,312 sq ft suite, you could have as many as 8 parking spaces available for employees and/or guests. If you require more parking space, please inform the seller.) (*The parking ratio includes covered parking stalls.).
